What Auckland bathrooms actually cost

Every bathroom is quoted on its own numbers — a clear, itemised quote, so you can see exactly where the money goes. As a general guide:

Budget refresh

$8,000–$18,000

New tapware, vanity and paint; tiling refreshed where the existing waterproofing is sound and undisturbed.

Standard renovation

$20,000–$35,000

The most common range for Auckland family bathrooms: full strip-out, new certified waterproofing, tiling, fixtures and plumbing.

High-end renovation

$35,000–$65,000+

Layout changes, premium tile and stone, underfloor heating, custom niches and frameless glass.

How it runs

Five stages, one crew, no hand-offs

  1. Site visit and itemised quote. We measure, talk through what you want, and price it line by line. No obligation.
  2. Strip-out and substrate. Old bathroom out, substrate checked, made rigid and primed.
  3. Waterproofing and screed. Certified membrane taken up the walls and into every junction — PS3 issued — then falls built to the waste.
  4. Tiling and fit-off. Set-out planned before the first cut. Plumbing and electrical fit-off by licensed trades.
  5. Handover. Walkthrough, care guide, and the 10-year workmanship warranty in writing.

The things people ask us first

How long will it take?

A standard family bathroom runs about two to three weeks on site. Strip-out and substrate take the first few days, the membrane needs its cure time before anything goes over it, then tiling and fit-off. The membrane cure is the one stage nobody should rush — it is also the stage that causes most of the leaks we get called back to fix in other people's work.

Do I need a building consent?

Usually not for a like-for-like replacement. You generally do once you move plumbing, change the layout, or build a fully tiled wet-area shower. We tell you which side of that line your job sits on at the quote, not halfway through.

Can I stay in the house?

Yes, if you have a second bathroom. If it is your only one, we can sequence the work to keep the toilet usable for most of the build — worth saying at the site visit so we can plan around it.

What if you find something behind the wall?

On older Auckland homes we sometimes open up a wall and find rot, a failed membrane or a substrate that will not take tile. We stop, photograph it, and price the fix before carrying on. You will never get an invoice for work you did not agree to.

Who actually does the work?

Our own crew. The builder, the tiler and the waterproofer are the same people from strip-out to handover, and the licensed plumbing and electrical work is done by trades we use on every job. No chain of subcontractors blaming each other when something is not right.

What happens if something goes wrong later?

You get a 10-year workmanship warranty in writing at handover, and we are still here — same phone number, same owner, since 2016. Wet areas also get a producer statement for the waterproofing where the job is consented.
