Why do my tiles keep cracking?

In West Auckland, the most common causes are clay soil movement under the slab or subfloor, inadequate adhesive coverage (tiles need at least 80% adhesive coverage on the back to perform properly), or no allowance for movement joints in large tiled areas. If you’re seeing diagonal cracks, particularly near corners, that’s almost always substrate movement. The tile itself hasn’t failed, the conditions underneath it have changed.

Why is my shower leaking into the wall?

Because the waterproofing membrane either wasn’t applied, wasn’t applied to the right height, or was damaged during tile installation. The New Zealand Building Code requires that shower walls be waterproofed to a minimum height of 1800mm and that the entire floor and base of the shower enclosure be covered. Many older West Auckland bathrooms simply weren’t done to this standard. The result is water working its way through grout lines and behind the tiles over months or years, by which point the damage to the wall framing and substrate is often significant.

Can I just regrout instead of retiling?

Sometimes, yes. If the tiles themselves are sound, the adhesive coverage is good, and the waterproofing is intact, regrouting can extend the life of a bathroom for several more years. But if tiles are hollow when you tap them, if grout is failing in multiple areas, or if there’s any sign of moisture getting behind the tiles, regrouting is just a cosmetic fix on a structural problem. Do I need a building consent for my bathroom renovation?

Not always, but it depends on what work is being done. If you’re replacing like-for-like, in the same location, with no changes to plumbing, the answer is often no. If you’re moving a shower, relocating drainage, or making structural changes, a consent is likely required. When in doubt, check with Auckland Council first. If a consent is required and waterproofing is involved, you’ll need a PS3 from a registered author. That’s us.

What materials should I use for tiles in West Auckland?

Porcelain is the most durable option for both floor and wall tiling in New Zealand homes, with a water absorption rate of less than 0.5%, which makes it essentially impervious to the moisture levels West Auckland delivers.
