Why villa bathrooms are different
Many original villa bathrooms in Ponsonby have tiles fixed straight onto timber, with nothing underneath. They can go years without an obvious problem before water finally works through a grout line and starts sitting in the subfloor. If your bathroom predates the 1990s and has never been stripped back, we treat the waterproofing as unverified rather than assume it is fine.
Original villas sit on timber piles, and the substrate under a hundred-year-old bathroom floor usually needs work before a new membrane can go down. On a character home, substrate preparation is the line most likely to be underquoted or left out of a quote entirely, so we list it on its own line where it cannot hide.
Heritage status changes nothing under the building code. Auckland Council still requires a PS3 for consented wet-area work, and we are registered PS3 authors, so we issue it ourselves once the job is done. The same rules apply to a 1905 villa as to a new build.
How we work on a character home
Built for narrow sites. A lot of Ponsonby villas have no off-street parking and a long hallway between the front door and the bathroom. We plan access before we start, arrange street parking and skip placement where the site needs it, and order materials in advance rather than topping up as we go.
Original features protected. Floors, hallways and any original joinery near the work area get covered before anything is carried through the house. Skirtings, architraves and door frames are protected rather than removed wherever possible, and if something original does need to come off temporarily, it goes back exactly where it came from.
One crew for the whole wet area. Waterproofing, screeding, tiling and the PS3 are all handled by the same team from strip-out to final fit-off. Split the membrane and the tiling between two trades and the warranty splits with it.

What does waterproofing and tiling cost in Ponsonby?

This comes up on most Ponsonby jobs, so we plan for it before we start. Materials are measured and ordered in advance rather than topped up as we go, skip placement and street parking are arranged ahead of time where the site needs it, and the crew works with what a narrow front door and hallway allow. It adds a small amount of planning on our end, not extra disruption on yours.
Does my villa need a building consent and PS3 for a bathroom renovation?
Usually yes, if the work touches the waterproofing or adds a new tiled shower. Like-for-like work, such as replacing fittings in the same positions, generally does not need consent. Once consented wet-area work is involved, Auckland Council requires a PS3 Producer Statement from a registered author before issuing the Code Compliance Certificate, and we issue that document ourselves. Heritage character status does not change any of this.

How long does a full villa bathroom renovation take?
Around three to five weeks from strip-out to handover, noticeably longer than the two to three weeks a standard renovation takes, because villa substrates need extra preparation before tiling can start because villa substrates often need extra preparation before the membrane can go down.
