East Auckland grew fast, and fast building brought shortcuts, especially in waterproofing. We are PS3 registered with Auckland Council and we quote the whole job properly up front, so it gets done once and stays done.
Built fast does not have to mean built badly
The new subdivisions in Flat Bush, Dannemora, Ormiston and East Tamaki Heights went up quickly during the building boom years, and with fast builds came corners cut. Waterproofing skipped or done carelessly. Tiles laid over substrates that were never properly prepared. Grout that crumbles inside a year.
The standards are not vague. Under the New Zealand Building Code, wet-area waterproofing systems must have a durability of at least 15 years, and BRANZ guidance is clear that entire tiled floors in wet areas should be waterproofed, with membrane upstands of at least 150mm around the perimeter. When we tile a wet area, it is waterproofed to that standard first, with full cure time before any tile goes down, and we issue the PS3 Producer Statement ourselves where the consent needs one.
The other thing that matters here is materials. The difference between quality adhesives, membranes and grouts and whatever is cheapest that week is the difference between a job that lasts decades and one that starts failing in three to five years. We use Mapei, Ardex, Bostik, Sika and Technokolla, and back the work with a 10-year workmanship warranty.

Our Flat Bush townhouse is a new build. Anything special about tiling it?
Yes. New construction moves fast, and concrete and timber substrates need time to cure and stabilise before tiles go down. Skip that and you get cracked grout, hollow spots and tiles that lift within a year. We check substrate readiness before we start, which is exactly the step that was skipped on a lot of boom-era builds in the east.
What is the PS3 requirement and do I need it for my bathroom?
A PS3 is a Producer Statement confirming construction work, such as waterproofing, has been completed to the required standard. Auckland Council requires it for certain consented wet-area work before issuing the Code Compliance Certificate. We are registered PS3 authors with Auckland Council, so we issue that document ourselves. If you are not sure whether your project needs a consent, ask us and we will tell you honestly.
Do you work with builders and developers in East Auckland?
