Under-tile waterproofing, as one system
Our certified system is under-tile waterproofing: the membrane, the falls, the drainage detailing and the tiled finish installed together by one crew. That covers:
- New tiled decks and balconies on concrete substrates
- Waterproofing and retiling as part of renovations
- Strip-and-retile membrane renewal where an old tiled deck has failed, back to substrate, new membrane, new tiles, at project scale
Falls are built to the outlet so water actually drains, crack isolation goes over concrete, and junctions, upstands and penetrations get detailed properly, because that is where decks leak. If your deck needs a standalone exposed membrane with no tiled finish, that is a different trade, and we will tell you so straight.
Auckland is hard on weak waterproofing
High rainfall, UV, humidity and constant thermal movement expose a weak system faster here than almost anywhere in New Zealand. The failures are rarely random:
- Wrong system - interior-grade products used on an exterior deck
- Poor installation - membranes applied too thin, cure times rushed, incompatible layers
- Bad junction detailing - wall-to-floor joins, corners, drain outlets and penetrations are where almost every leak starts
- No fall - ponding water finds any weakness eventually
The warning signs: water stains on the ceiling below, lifting or drummy tiles, efflorescence at the edges, damp smells indoors. By then it is not maintenance, it is a rebuild.
Consent, code and the paperwork
A deck or balcony over an occupied space is treated as a roof under Building Code clause E2, and replacing the membrane system on one almost always needs building consent. Council also expects proper falls to the outlet so the deck drains rather than ponds.

Does deck or balcony waterproofing need building consent in Auckland?
Usually, yes. If the deck sits above an occupied room it acts as a roof under Building Code clause E2, and replacing the membrane, changing the drainage or altering the structure will normally trigger consent. We can confirm what your project needs at the site visit.
My deck leaks into the room below after heavy rain. What now?
Something in the system has failed, the membrane, the junction sealing or the drainage, and patching the surface will not fix it. The reliable repair is renovation-scale: strip the tiles, take the deck back to substrate, install a new membrane with correct falls, and retile. That is exactly the work we do.
Can you tile directly over a deck membrane?
Yes, that is our system: an under-tile membrane designed to be tiled, installed with the tiles as one compatible build-up. What does not work is tiling over a membrane that was never rated for it, which is a common cause of the failures we strip out.
How long should a tiled deck last?
With a certified membrane, correct falls and proper junction detailing, decades. Auckland UV, rain and movement punish anything less, which is why we treat preparation and detailing as the job, not the finish tiles.
